What Pasadena kitchens are working with

The Craftsman bungalows and period revival houses that define the city were built with butler pantries, breakfast rooms and kitchens sized for a service staff rather than for a family. Original built-in cabinetry, wood windows and interior millwork are frequently intact and frequently the reason the house was bought. That changes the brief: the work is as much about what to preserve and match as about what to replace, and a crew accustomed to tract housing is not automatically the right choice for it.

Bungalow Heaven and Madison Heights carry the densest concentration of intact period housing, and several areas of the city sit within landmark or historic overlay districts where exterior alterations face additional review. South Lake and the Playhouse District mix period housing with later infill and condominium construction, where the constraints are structural and association-based rather than historical.

The supply pipe is easy to move. The drain is the one that decides the price. The price bracket of a kitchen is usually decided by one question: does the sink, the range or the refrigerator move? Keep all three in place and the plumbing, gas and venting stay where they are.
Kitchen plan showing supply and drain runs, with a section showing the drain fall A kitchen plan. Pressurized supply runs inside the walls in straight orthogonal runs to the sink and range; the refrigerator takes only a quarter-inch cold water line for its ice maker, and no drain at all. The drain runs separately from the sink back to the soil stack, which is fixed. Below the plan, a section shows the drain falling about a quarter inch per foot towards the stack. load-bearing wall? island supply: pressurized, runs anywhere in the wall stack does not move Point 1: the sink 1 Point 2: the range 2 Point 3: the refrigerator. 1. 1 The sink. The one fixture with a drain, which is why moving it costs more than moving anything else.
  2. 2 The range. Gas and a vent path, but no drain. Easier to relocate than it looks.
  3. 3 The refrigerator. A cold water line for the ice maker, and nothing else to reroute.

When the work happens in Pasadena

Two queues run in sequence here rather than in parallel. Where a property sits in a historic district or the work touches the exterior, a review step precedes the building permit, and neither can be rushed. Interior-only work on a non-landmark property moves at ordinary speed. Establishing which of the two situations applies is worth doing before gathering quotes, because it changes the timeline by months rather than weeks.

Each step adds trades, a permit position and time — not just cost. The same kitchen at three levels of scope. Which one a quote is describing explains more of the difference between two numbers than the cabinets do.
The same kitchen drawn at three levels of scope Three plans of an identical kitchen. In the first, the sink, range and refrigerator stay where they are and only surfaces change. In the second, the sink has moved to the opposite run, so plumbing has to be re-routed. In the third, the wall between the kitchen and the next room has been removed and replaced by a beam. What moves the price in Pasadena

Matching is the cost driver that surprises people. Reproducing period millwork, sourcing hardware that suits the house, and refinishing rather than replacing original cabinetry are all labor-intensive, and they are the difference between a kitchen that suits a Craftsman and one that looks imported from a newer house. A quote that treats the existing woodwork as demolition will be lower and is answering a different question than one that treats it as material to be preserved.

Six questions make two quotes comparable to each other:

  • What is the cabinet box made of, and are the doors painted or laminate?
  • Is the sink, range or refrigerator moving from its current position?
  • How many new electrical circuits are included, and is a panel upgrade assumed?
  • What happens to the flooring underneath the existing cabinet runs?
  • Who carries the cost if the wiring or plumbing behind the wall has to be replaced?
  • Is the permit fee and inspection coordination included, or billed separately?
